Zipscreen for Northern Beaches homes

Built for salt air, exposed balconies and the view you paid for.

The Northern Beaches is the hardest environment in Sydney to put an outdoor blind on, and the most rewarding. From Manly through Dee Why, Collaroy, Narrabeen and up to Mona Vale, Newport and Palm Beach, most homes sit on an east-facing slope with a balcony or deck that catches the full ocean breeze — and the salt that comes with it.

That combination is exactly what Zipscreen was designed for. The zip-guided side tracks hold the fabric taut so it cannot flap or tear out in wind, which is the failure mode that kills cheap outdoor blinds on this side of Sydney within a season or two.

What Northern Beaches homes actually have

Measured on site, not assumed from a map.

Exposed east-facing balconies and decks

Most Northern Beaches homes are built into the slope looking east over the ocean. That orientation gives you the view — and puts the opening straight into the onshore breeze. A standard straight-drop blind will flap and eventually tear out of its side channels here. Zipscreen's zip-guided track is what holds up.

Salt air attacks hardware, not just fabric

Salt spray corrodes cheap fixings and low-grade track long before the fabric fails. Marine-grade track, stainless fixings and UV-stabilised fabric are not upsells on this side of Sydney — they are the difference between a blind that lasts and one that is seized solid in two years.

Steep blocks, tight access and narrow side paths

A lot of Beaches properties have a steep driveway, a narrow side access or a battle-axe block. Our consultant measures on site and confirms access before we quote, so there are no surprises on install day — no scaffolder required, no re-quote.

Heritage and older fibro cottages mixed with new builds

Manly, Fairlight and parts of Balgowlah still have older cottages and fibro homes alongside new architectural builds. Fixing points differ completely between the two — timber lintels and brick piers need different load paths. We assess the substrate at the free measure rather than assuming.

Strata and apartment balconies

From Manly through to Dee Why and Narrabeen there are plenty of apartment buildings where the balcony is your main outdoor space. Most of these need written owners-corporation approval before anything is installed — we tell you at the measure what your building is likely to require.

Northern Beaches — questions we get from this area

Will a Zipscreen survive a Northern Beaches balcony in a Southerly Buster?
The zip-guided track is the reason Zipscreen is the right product here. It holds the fabric in the side channels under load, so instead of flapping free and tearing, the fabric stays contained. We recommend a heavier fabric grade and a motorised unit with a wind sensor for fully exposed ocean-facing balconies — the sensor retracts the blind automatically once wind passes a safe level. No blind is designed to be left down in a storm, and wind damage is excluded from warranty, which is exactly why the sensor matters.
Do I need marine-grade hardware on the Northern Beaches?
If you are within a few hundred metres of the water, we recommend it. Salt spray corrodes standard fixings and track long before the fabric wears out — and a seized track is not covered as a manufacturing defect. Marine-grade track with stainless fixings typically adds 15–25% to the job. For a home set well back from the ocean and not directly exposed, standard hardware is usually fine, and we will tell you honestly which applies at the measure.
My apartment balcony looks straight over the beach — what will strata require?
In almost every Northern Beaches apartment building, anything that changes the external appearance of the building needs written owners-corporation approval, and sometimes a by-law. Zipscreen on a balcony definitely counts. The practical path is to get approval before you order, not after — we can provide the product specification and a simple description of the installation to submit with your application. It usually takes a few weeks, so start early.
Which Northern Beaches suburbs do you actually install in?
All of them, from Manly and Fairlight through Balgowlah, Seaforth, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport and up to Avalon and Palm Beach. Our workroom is in Auburn and we have been installing across Greater Sydney since 2010.

The two sides of a Northern Beaches job

Same stretch of coast, completely different fixing problems.

Homes that hang off the hillside

Steep blocks from Bilgola to Palm Beach mean access and fixing points are the first thing we assess. The deck is usually the only outdoor space, and it points straight into the weather.

The balcony that has to earn its keep

When your living room opens onto this, the blind is not a decoration. It is what makes the balcony usable on a windy day without giving up the view you paid for.
